Four things drive most of the variance
Layout changes
Basins and showers move cheaply; the WC moves on a 110mm soil pipe that needs fall — the expensive centimetres.
Waterproofing
Wet-wall tanking is standard; full wetroom envelopes with formed falls and flood tests are the premium tier.
What's behind the walls
Historic leaks, rotten boards and imperial pipework live under old baths. The contingency exists for strip-out day.
Your water system
Gravity tanks can't feed rainfall heads. Cylinder or combi upgrades pair naturally with a refit — walls open once.

Why do bathroom quotes vary so much?
Because they rarely price the same job. The spread usually comes from what is included — tanking, certification, making-good, disposal — and from whether the fitter has priced your actual house or a generic room. Compare quotes against one written specification, and ask each what happens when strip-out finds a problem.

No. Sanitaryware varies from £600 to £2,500+ by taste, so bundling it into a labour range would hide the number that matters. Most clients buy their own suite — we sanity-check the sizes free before you order — or we can supply through trade accounts.

Ten percent, and expect to use some of it in any pre-1960s house. Old bathrooms hide their history under the bath: historic leaks, rotten boards, imperial pipework. Our quotes name the contingency openly, and any use of it is approved by you in writing before we proceed.
