The practical bit
In the conservation-area townhouses, the building fabric leads: lime-plastered walls that must breathe (no cement board straight onto them), original floorboards worth protecting, and joists that have been notched by every plumber since 1920 and need checking before they take a stone floor. On the peninsula, the practical layer is the building's: MVHR systems that must not be blocked by a new extractor, HIU hot-water flow rates that decide what shower can actually run, and licence-to-alter processes we handle as routine.
